Under the Energy Conservation Audit and Disclosure (ECAD) ordinance, the city of Austin requires that, prior to the sale of some residential buildings, the owner obtains a comprehensive evaluation of your home by a certified energy professional. The audit will look at certain aspects of the home such as size, number of bedrooms, and type of utilities. Specific energy related items will include insulation levels in the attic and walls, windows types and solar screens, air infiltration, water heater, appliances, and the HVAC system including the duct system.
Homes 10 years or older, residing within Austin city limits, and serviced by Austin Energy are, with some exemptions, required to have an energy audit, although most homes would benefit. For more information visit Austin Energy.
Upon completion, 360 Home Inspection will compile a report (typically available next-day) and deliver that report, via email, to the client, Austin Energy, and the real-estate agent (optional).

Inspection pricing is based on the size of the home and the type of foundation on the home to be inspected. Additional charges may apply for homes outside the Austin area, or homes with sprinkler systems, or Jacuzzi type tubs in bathrooms.
City of Austin Energy Audits pricing is also dependent on the size of the home and the number of HVAC systems present.
